Optional Fee for Service Items:

  • All other services and requests are considered extraordinary and will be billed at an hourly rate of $95.00.

Requirements:

  • Must deposit and maintain a Repair/Expense Reserve of $500.00.
  • Minimum 1 Year Service Contract 5
  • Property must be “Rent Ready” 6


Maintenance & Repairs are billed separately in addition to service fee.

 

2 Unlimited portal communication, all other types of communication will be billed at the extraordinary hourly rate.

 

3 This is a fee for services product (additional cost), valid for 6 months or until a tenant is placed, whichever occurs first. Fees must be paid in advance, services included are Advertising on MLS, Zillow, 1 Craigslist Posting, Hot Pads and Trulia included for up to 6 months, screening of up to 5 groups of tenants. If the property is not rented within 6 months, you may elect to renew for $249.95 for an additional 6 month period.

 

4  This is a fee for services product (additional cost), which includes a drive by of the property, photos of the front, 2 sides and the address and a brief report of what was observed during the inspection. This information is placed in a pdf report and delivered via the communication portal.

 

5 This is a fee for services product (additional cost), Interior inspection includes a walk through of all bedrooms and bathrooms, garage, front and back yards and photos which are placed in a brief report of what was observed during the inspection.  This information is placed in a pdf report and delivered via the communication portal. 

 

6 “Rent Ready” is defined as a property that is ready for a tenant to occupy (or is already occupied by a tenant) that is not missing such things as window coverings, appliances, smoke alarms, CO Detectors, in need of repairs, in need of cleaning, etc. In the event that a property is not “Rent Ready” the owner will be billed at the extraordinary rate of $95 per hour to bring the property to a “rent ready” status in order to start the Bronze package.

**Calls are billed at $19.95 per call plus $9.95 per each additional 15 minute period (rounded up), text messages are billed at $1.99 per each inbound and outbound message. Emails are billed at $19.95 per email plus $9.95 per each additional 15 minute period (rounded up) for reading and responding to email communication.
***Must be paid in advance. Advertising on MLS, Zillow, 1 Craigslist Posting, Hot Pads and Trulia included for 6 months, if at the end of the 6 month term the property is not rented, you may elect to renew for $249.95 for an additional 6 months.
